Frequently Asked Questions

I prepared this page to try to answer some common questions people have when buying and selling real estate. I've also included some links to information that might be of interest to you at the bottom right of this page.   • Can my agent show me houses that have other company’s names on the sign? Absolutely! There is a big confusion that a Weichert Realtors, Re/Max, or Prudential agent can only show property that has their company sign out front. That is easy to get confused about as since when does a company like Honda sell Ford products? But wrong. Fact is, we all work together and any agent from any firm can show you that property, they simply have to be licensed in that area. I am dual licensed in the Spartanburg and Greenville markets, so I can show you whatever you are interested in, regardless of whose sign is out front.
  • Bonuses? Free Plasma TVs? Should I give the agent bonuses to make them sell my house? While we are grateful for this bonus, it really isn’t necessary to do this. We are paid for by our commissions and a good agent doesn’t need that enticement to sell a house over another one if yours is priced right to begin with. If you can afford to give away thousands in bonuses and TVs, that money would be much better spent simply reducing the price of the house by that amount and working with your agent. The bonus signifies that the house is probably overpriced and when a buyer sees the MLS sheet with “BONUS TO SELLING AGENT...” all over it, it screams “MY AGENT WILL SELL ME OUT FOR THE BONUS” instead. This simply runs off buyers from that house as they are wondering why you would give stuff away to get rid of the house. Sell the house; let the buyer get their own TV after they move in.
  • How do I go about getting a home inspection? You can look through the phone book and find a long list of inspectors who can do this for you, but the best way is to simply ask your realtor who they recommend. I will give you some names and even make all the arrangements, even have it paid for at closing if you choose, just let me know.
  • What do I do about an attorney? The buyer has the right to pick attorney for the transfer of property and picking a good one can make all the difference. As your realtor, I can recommend ones that have excellent performance and can answer your questions in terms we can all understand.
  • What is this “pre-qualified” thing all about? Most realtors who list properties will want to see a “pre-qual” letter from a mortgage company stating that the buyer has had their credit checked and that it is sufficient to support the price range of the property they are wishing to purchase. I can easily put you in touch with a lender who can give you the lowest rates and provide excellent service, while not taking up your day getting this out of the way.
  • What do I do if my current house sells before I find my new one? I just work hard and make arrangements to work around your schedule; I will find the house you want in time.
