Inspections include:
Grounds: Drainage, environment hazards, safety hazards
Exterior: Siding, windows, doors, gutters, trim
Foundation: Crawl space, insulation, wood deterioration, moisture content on the floor joists and recommendations on how to improve your crawl space conditions
Plumbing: Well, water meter, report the type of supply lines and waste lines, water heater
Electrical: This is a very important part of our inspection and includes close attention to service wires entering the house, meter bases grounding, bonding of the panels, exterior and interior panels, type of wiring, fire hazards, GFCI outlets
HVAC: Report type of heating and air systems, operate units, determine the condition of units, take temperature readings at the registers, estimate the age of the units and size the units for the house
Interior: Ceilings, flooring, walls, doors, safety hazards, mold, lead paint, smoke alarms and CO detectors
Roof: Report the age and type of roof, check for leaks, check flashing
Garage: Inspect and report any defects
Pool: Check pump condition, bonding, grounding, electrical, fencing
Bathrooms: Check sinks and toilets for operation and wax seal, tub, shower, and tub pump GFCI
Kitchen: Operate all appliances and report condition of each
Miscellaneous: Check combustible air for all gas and oil appliances, check for environmental hazards on property, interior, crawl space and basement

Products Offered
• Standard Home Inspection:
Narrative report with pictures and a summary of the defects
• Standard Home Inspection with Wall Penetration for Stucco Exterior Buildings:
This inspection includes the same as the standard inspection with the addition of probing the exterior walls to determine moisture penetration. This requires the permission of the seller.
• Seller Inspection:
This inspection includes the seller in the sale of their home. Recommendations are made on what repairs should be made in order to quicken the sale of the home.
• Environmental Testing:
Includes environmental inspection and gathering of samples for lab analysis. A consultation with the client will be scheduled based on lab reports.
• Commercial Inspections:
Commercial buildings have different inspection requirements than residential homes. Please call Brad for a quote. |
